Many firms claim construction experience, yet their designs often exceed budget. Ask for actual built projects, and most can only show a few. Because they focus solely on design, their fees tend to be high to cover operational costs.
We do both design and construction, pushing our team to create plans that are not just visually striking but also practical, cost-efficient, and ready to be built.

Our design fees depend on the size and complexity of your project. Since every project is unique, costs may vary, but to give you a rough idea, here are our usual rates.

Our Design Process (Approx. 5-9 Weeks)
We aim to make the design process smooth, transparent, and tailored to your needs. Here’s how it works:
1. Initial Meeting (Office/Online) – Data Gathering
To ensure a well-planned design, we’ll discuss:
✔ Lot details (Copy of Title, Lot Plan, or dimensions for accurate plotting)
✔ Your space requirements (e.g., bedrooms, kitchen, entertainment areas)
✔ Preferred budget (to ensure feasibility and avoid major revisions)
✔ Subdivision/Admin restrictions (if applicable)
✔ 20% downpayment to begin floor and space planning
2. Floor & Space Planning (1-3 Weeks)
📐 We’ll create an initial floor plan with furniture layouts to help you visualize the space.
✅ UNLIMITED revisions until you’re satisfied!
📌 Once approved, a 30% design fee is required to proceed with 3D rendering.
3. 3D Perspective Design (2-3 Weeks)
🎨 We bring your vision to life with realistic 3D renderings of your space.
✅ UNLIMITED revisions to refine the design to your preference.
📌 You can also share inspiration images to guide the design.
4. Engineering & Working Drawings (2-3 Weeks)
🔧 Once the floor plan & 3D design are approved, we create:
✔ Structural, Electrical, Plumbing, and Mechanical Plans
📌 A 30% design fee is required before finalizing this stage.
📢 For 3-storey and above projects, a Geotechnical Soil Test (₱25,000-80,000) is required.
5. Final Printing & Technical Documents
📝 Once plans are signed and sealed, they’re ready for building permit applications.
📌 The remaining balance of the design fee is settled at this stage.

Important Considerations for Your Project
Before finalizing your design, please take note of these essential requirements (which may vary depending on location and subdivision regulations):
1️⃣ Minimum Setbacks
📌 Front: At least 3 meters (some high-end subdivisions require 4 meters)
📌 Left, Rear, Right: 2 meters for the ground floor, 1.5 meters for upper floors
2️⃣ Firewalls
📌 If the minimum setback isn’t followed, a firewall is required on the property line (subject to local restrictions)
📌 Some areas do not allow firewalls or may allow only one firewall
📌 If firewalls enclose three sides (left, rear, and right), a 6 sqm air-well is required (depending on local regulations)
3️⃣ Room & Door Size Standards
📌 Minimum bedroom size: 6 sqm
📌 Common door sizes:

4️⃣ Height Restrictions
📌 Check local/subdivision rules, especially for building height limits
📌 Typical floor-to-floor height is 3 meters
📌 A 9-meter height restriction means a 4-storey design would not comply
5️⃣ Staircase Space
📌 Allocate at least 2m x 3m for the staircase (including landing, with 16 steps)

Finishes can vary based on several key factors. Keep in mind that the descriptions below are just rough guidelines—actual costs may differ depending on your design and specific site conditions.

Think cost per square meter tells the full story? Not quite! It’s a useful guide for design, but it doesn’t always reflect the true cost of building your home.
🔹 A 36 sqm master bedroom with elegant finishes? You might spend around ₱19,000 per sqm.
🔹 But take that same 36 sqm and turn it into 2 bedrooms, 2 bathrooms, and a kitchen—even with simple finishes—and the cost can jump to ₱25,000 per sqm. Why? More partitions, doors, outlets, plumbing, and electrical work add to the price!
The key takeaway? A proper estimate requires at least a floor plan to get an accurate cost breakdown.
